appoint a receiver of all or any part of the Collateral.The word "receiver" as used in this subsection includes both a receiver and a receiver and manager.The Landlord may,from time to time,remove or replace any appointed receiver,or may institute proceedings in any court of competent jurisdiction for the appointment of a receiver or for the sale of all or any part of the Collateral.Any receiver will have and may exercise all rights and powers conferred upon the Landlord under this Lease together with such other rights and powers which such receiver may have at law or in equity.Any receiver will be considered to be the agent of the Tenant so far as the responsibility for the receiver's acts is concerned and the Landlord will not be responsible for any act or omission on the part of the receiver,whether wilful,negligent,imprudent or otherwise
