Party A and B have both agree the following housing tenancy matters :
1) Party A rents to Party B a dwelling located at 26 Rice RD.Winnipeg,MB for residential use,lease date for ___ years __ month __ days to August 3,2014.After the expiry of the lease,if Party B wishes to continue to lease,Party B shall be one month ahead propose to Party A,Party A should reply within 3 days after receive the request from Party B.If Party A agrees to continue to lease,then renew the lease contract.Under the same conditions ,Party B has the priority to lease rights .
2) The monthly rent of the room _____ Canadian dollars,per month .I will be settle on the beginning of each month,Party B shall pay the full month's rent.
3) In the lease period of Party B,water,electricity,heating costs ,unlimited network fees are pay by Party A.
4) Party B are not free to damaged housing facilities,if needed any renovation or reconstruction,first must get permission from Party A and Party B has to assume the responsibility of renovation costs.End of the lease ,Party B shall restore the original housing facilities.
5) Before Party B ended the lease,Party A needs to check the room,if nothing change or damage,Party A should reture the original amount of deposit to Party B.
6) In the lease period ,Party B shall not terminate the contract,if Party B terminate the contract forcibly,the deposit will not be returned .
7) Of any dispute,Party A and B should settled through friendly consultations.If negotiation fails ,drew from the local lawyer or court for arbitration.
8) Party B shall not keep pets in the house ,cannot smoke ,cannot bring others into the address for overnight.
9) This contract has two copies and with bilingual which is Chinese and English.Both Party A and B has one of the copies,it is effective sin the date of signature of both parties .
